Referral website, not the contractor. How it works

Foundation repair in College Station needs a city building permit, a contractor registered with the city and a plan showing where piers will go. To get started, send a request with the form, and pick "College Station" as your town.

Brazos Valley Foundation Repair is a referral website, not a foundation repair company. We send your request to one independent local foundation repair company. You never pay us; companies we refer you to may pay us for referrals.

We send College Station requests to a local foundation repair company that serves the area; pricing and scheduling come from that company. What's different here is the city's written foundation permit rules and the share of homes that are rentals.

What's different about foundation repair in College Station

The city spells out its foundation rules. College Station's building division says "a building permit is required for foundation repairs, and the contractor must be registered" with the city. The application needs "a plan with dimensions indicating how the structure will be repaired and indicating the location of piers or piles being added," and the city requires an inspection before concrete is poured. Permits and inspections go through the eTRAKiT portal or Planning & Development Services at (979) 764-3570. Because Texas has no state license for foundation contractors, that city registration is one of the few checks you can verify.

Most occupied homes are rented. Only about 35 percent of College Station's occupied homes are owner-occupied, according to the Census Bureau's 2024 American Community Survey, compared with about 62 percent across Texas. The city requires every non-owner-occupied single-family home, townhome, duplex and small multiplex (up to six units) to be registered, even when a family member lives there rent-free. The one-time fee is $90 per building, and out-of-town owners must name a local contact within 30 miles of City Hall at 1101 Texas Ave.

If you own a rental, your tenants may be the first to notice movement: a door that won't lock, a crack in the drywall, a sloping floor. Between leases is the easiest time to get every room evaluated. Our foundation inspection page covers what to ask for.

A city that grew fast. College Station incorporated in 1938, according to the Texas State Historical Association, and grew from 11,396 people in 1960 to 67,890 in 2000 as Texas A&M University expanded. The Census Bureau estimates about 127,500 residents in July 2025. With that much growth, most of today's neighborhoods were built after 1960, on the same kinds of clay soils.

Clay pan soils. Most of Brazos County lies in the Post Oak Savannah, according to TSHA; only the northern third is Blackland Prairie, and College Station sits in the southwest-central part of the county. Texas Parks and Wildlife describes the region's soils as sandy on the surface with a dense clay pan a few feet down that water barely gets through. Our guide to Brazos Valley clay soils and your foundation explains what that means for a slab.

Plumbing needs its own permit. College Station requires a plumbing permit to install, alter or repair a plumbing system. If an under-slab leak turns up before or after a foundation repair, the plumber will need one.

Before you get in touch

  • Note whether the house is on a slab or has a crawlspace, and roughly when it was built.
  • Take dated photos of cracks, with a coin or tape measure for scale.
  • If it's a rental, have your rental registration and local contact details handy, and tell your tenants a company may call to arrange a visit.
  • If you're buying, check the seller's disclosure for past foundation work and ask for the permit record.

Common questions

Do I need a permit for foundation repair in College Station?

Yes. The city says a building permit is required for foundation repairs, the contractor must be registered with the city, the application needs a dimensioned plan showing where piers or piles will go, and an inspection is required before concrete is poured. Apply through eTRAKiT or call Planning & Development Services at (979) 764-3570.

Can I live in my house while the foundation is repaired?

Usually. HomeGuide notes that in most cases you can stay in the house during foundation repair, though the work is noisy and bigger jobs can take weeks. You may need to move out if the damage is severe. Ask the company how long your job will take, including the permit and inspection.

I own a rental near campus. Can the company work with my tenants?

Say so in your request, along with how to reach your tenants or your local contact. The company will tell you how it handles access. College Station already requires out-of-town owners of registered rentals to name a local contact within 30 miles of City Hall, so that person may be the easiest one to meet the company.

Can I pull the permit myself?

College Station lets a homeowner get a building permit for work on a house that he or she owns and lives in as a homestead without registering as a contractor. If you hire a company, the company must be registered with the city.
