How we got these numbers

Every figure above comes from a national cost guide we opened in October 2026: HomeAdvisor's foundation repair page, Thumbtack's foundation repair page (updated July 1, 2026), and HomeGuide's pages on foundation repair, pier-and-beam repair, inspections and slab leaks. Each one is linked under Sources at the bottom of this page.

We use national figures because no published survey of Bryan–College Station foundation prices exists that we could check. HomeAdvisor notes that labor rates and material costs vary by location, so a local quote can land above or below these ranges. We don't collect or publish quotes from local companies, and we'll update this page when the guides change.

What moves the price

Number of piers. On a slab, the pier count drives much of the price. A repair along one corner may need a few piers; a house that has settled along a whole side needs many more. HomeAdvisor's $1,000 to $3,000 per pier multiplies quickly.

Type of foundation. HomeAdvisor notes that homes with crawlspaces or pier-and-beam foundations are likely easier to access and repair. A pier-and-beam repair that only needs shims costs far less than one that needs new beams.

Pier type and depth. Ask what the piers are made of and how deep they go. ASCE's guidelines say a repair plan should specify the locations, sizes, depths and materials of underpinning elements.

How far the house has to be lifted. More lift means more time and more risk to finishes. ASCE says lifting should be governed by field judgment to limit damage to the foundation and finishes.

Access. Additions, patios, interior piers that need tunneling or breaking through floors, and tight crawlspaces add labor.

Plumbing. ASCE recommends testing water and drain lines after any lift. If a leak turns up, the plumbing repair is a separate cost.

Drainage work. HomeGuide puts a French drain along one side of a house at about $1,200 to $4,500 and gutters at about $2,200 to $5,000 for a one-story home. Ask whether drainage work is in the quote or priced separately.

Permits. College Station requires a building permit for foundation repairs, and the fee is set in the city's development fee schedule, adjusted each October. If a plumber has to repair an under-slab line there, that needs a separate plumbing permit. In Bryan, contractors must register with the city every year before they can apply for permits; ask the company whether your job needs one and whether the fee is in the quote.

Pricing by situation

A single crack, no other signs. Crack injection or sealing: about $250 to $800 per crack. Ask whether the crack is cosmetic before paying for structural work.

Doors sticking, cracks over doorways, a corner that has dropped. A partial pier repair. Expect the price to depend on how many piers the company proposes along the low side.

Sloping floors in an older pier-and-beam house. Often shimming plus some new supports or framing: HomeGuide's $1,500 to $10,000 for shimming and leveling is a reasonable starting range.

A house you're buying. Start with an engineer's report, about $340 to $780 per HomeAdvisor, and use it to compare repair proposals or negotiate.

For context, the Census Bureau's 2024 American Community Survey puts the median owner-occupied home value at about $375,800 in College Station and $255,700 in Bryan. A $5,000 to $10,000 repair is a real share of that, which is why a written plan and a second opinion are worth the time.

Does insurance pay for foundation repair?

Usually not for settling. The Texas Department of Insurance lists earth movement and wear and tear among the risks most home policies don't cover. Sudden and accidental release of water is a risk most policies do cover, so damage tied to a burst pipe may be a different story. TDI also lists damage to foundations or slabs among the common endorsements (add-ons) that insurers offer. Read your policy or ask your agent before you assume either way.

Comparing quotes

  1. Compare pier counts and locations, not just totals. A lower price with half the piers isn't the same repair.
  2. Ask what's included: permit, plumbing tests, breaking and patching floors, landscaping, haul-off.
  3. Ask about the warranty terms in writing: what's covered, for how long, whether they transfer, and what voids them.
  4. Ask whether the company is registered with the City of College Station or the City of Bryan, and for a certificate of insurance.
  5. Consider an independent engineer if two proposals disagree a lot. A Texas-licensed professional engineer (P.E.) who doesn't sell repairs can tell you which plan fits the problem.
